Do you have a formal application process with credit and background checks?

Yes, any prospective tenant can apply with CL3 Property Management for one of our managed properties, online.  We subject each tenant to credit, eviction and criminal/background check, and also verify employment, salary and their leasing history with past landlords.  Our application creates a consistent evaluation process for all of our tenants and provides a peace of mind to our owners.  Once approved, we provide and sign a lease on the property owner's behalf that has been vetted by a Chicago real estate attorney.  


Does CL3 Property Management have its own maintenance staff and contractors?
No, all of our maintenance and repair vendors are sub contracted.  This allows us to continually work with the most efficient and cost effective contractors and vendors for any of our client’s needs.  We have developed relationships and receive discounted rates from many contractors, repairmen and service providers necessary to quickly respond to the needs of tenants and owners when repairs are needed or emergencies arise.  

Does CL3 Property Management manage condominium associations?
Not at this time, as we have chosen to focus exclusively on the residential rental market.  If you would like the names of firms offering these services, we would be happy to provide you with this information.  We do service individually owned units within a condominium building and work very closely with building managers and associations.  

I would like to purchase property as an investment, but have no previous real estate, leasing or landlord experience. How can CL3 PROPERTY MANAGEMENT help me with my purchase and investment?
We cater our services with real estate investors in mind.  We can assist you throughout the search, purchase, rehab and leasing process.  We have all the necessary contacts throughout this process to help you with your investment.  Please refer to the Investors page for a detailed description of the services we provide throughout the process.  Many of our investors want to take hands off approach once their property is purchased.  We strive to offer excellent and professional service to our investors by providing a 'one stop shop' for their purchase, rehab, leasing and management needs.  

I'm already working with a leasing agent, or I'd like to lease my property myself. Can I still hire CL3 PROPERTY MANAGEMENT for property management services?
Yes! We offer a menu of options and pricing for our clients who have varying needs in the leasing and management process of their property.  If you have a previous relationship with a Realtor or leasing agent and would like to continue to work with them in leasing your property, CL3 Property Management will work with you or your agent once they have identified an interested party.  Once a prospective tenant wishes to apply, we will provide our application and the tenant will undergo our background and credit check process.  We will also provide and sign the lease on your behalf during this process.  If you would like to lease the property on your own, once you have found a tenant that wishes to apply, they can apply online with CL3 Property Management and we will handle the background, credit check and lease signing process.  Please contact us for a detailed summary of options and pricing.  

I've already secured a tenant to move into my property. Do you have a lease that I can use?
We will provide a lease to clients who hire us for management services.  We will also manage properties that are already occupied by a tenant.  Please contact CL3 Property Management for pricing and options.    

I've been relocated through work, and my employer requires me to use a 3rd party relocation firm to maintain my property. Can you still manage my property?
Yes! We have worked with many of the major 3rd party relocation management firms. Simply let them know that you would like to use us for management services and then we can work directly with them to make your move as smooth as possible.  Over 50% of our owners live out of state or oversees, with many relocated because of work.  We understand the stress involved with a move and managing and leasing a property can be a major challenge for owners during a major transition in their lives.  CL3 Property Management is committed to making your move less stressful by working directly with your relocation firm in managing your property.  

What is your service area?
We strive for a high standard of diligence and care, and response time is critical when significant property issues arise.  We believe that this is best accomplished by accepting management assignments within relatively close proximity of our main office.  This allows us to service the following neighborhoods:  Lincoln Park, Lakeview, River North, Old Town, Streeterville, Gold Coast, Bucktown, Wicker Park, Ukrainian Village, Loop, West Loop, South Loop, Roscoe Village, North Center, Wrigleyville, Logan Square, Lincoln Square and Uptown.  All properties are considered on a case by case basis.  

What type of properties do you manage?
CL3 Property Management manages individually owned properties. This includes condominiums, townhomes, row homes and single family homes. The majority of our rentals are $2000 per month or higher and are considered luxury rentals.
